PRIMARY OBJECTIVE(S) OF POSITION

Provide overall leadership direction to a project, including the management of project quality, timeliness, safety, as well as mentoring the project team. Develop and enhance customer relationships by providing excellent service.

KEY RESULT AREAS (ESSENTIAL FUNCTIONS)

A. Manage the overall financial health of projects

1. Develop and maintain project financial projections and equipment projections

2. Determine and allocate project estimate into financial system

3. Determine cost codes, approve invoices, and make necessary budget management decisions

4. Provide financials and billings to Accounting for timely payment

5. Create monthly owner billings

6. Has a skilled ability to drive strong financial results through negotiation, scope expertise, on site management, and contract knowledge.

B. Manage subcontracts and suppliers for the project

1. Oversee budget for and make selections of trade partners and suppliers

2. Handle billings and contract management, including subcontract drafting, negotiating, and execution.

C. Manage Assistant Project Manager(s) and Project Engineer(s)

1. Structure and manage the team’s execution of procurement, work planning, and general work coordination.

2. Manage career development

3. Approve timecards for on-site team members

4. Provide ongoing feedback of work performance

D. Function as the main point of contact with the owner and on-site representative

1. Assist with the review of the owner agreement

2. Resolve site concerns for the owner or representative

3. Provide frequent interactions and service to build positive relationships and future work opportunities

4. Responsible for high level schedule review to monitor planner/look ahead performance against baseline schedule

E. Manage change orders

1. Determine when to submit to the owner or on-site representatives and obtain customer/architects approval

2. Ensure change management is rigorously tracked through a change management log and regular processing of change orders

F. Other duties as assigned, including:

1. Maintain schedule and budget until project completion

2. Provide high level management of quality, risk, safety, and compliance for the project and team members

3. Allocates resources decisively and works hard to fill gaps within the process themselves as necessary.

4. This team member may be asked to work on multiple jobs at one time and is expected to balance priorities effectively for the betterment of the organization.

A. Proven ability to fulfill development to closeout responsibilities for complex projects

C. Possess basic understanding of construction law and generally accepted business practices

D. Microsoft Office, project and pertinent web application skills at an intermediate level

E. Proven positive and professional attitude, and strong customer service skills

F. Ability to interpret and communicate GenCap policies

G. Experience with high rise development and hospitality

EDUCATION AND EXPERIENCE REQUIREMENTS

A. Bachelor’s degree in Construction, Civil, or Architectural Engineering, Construction Management, Estimating, or equivalent field

B. Minimum 10 years relevant experience

ESSENTIAL PHYSICAL AND TRAVEL REQUIREMENTS

This position requires the following with or without an accommodation; sitting, walking, standing, lifting, climbing, pushing, pulling, hearing, and visual acuity. This person must be physically capable of reviewing a jobsite multiple times daily.

The working environments consist of exposure to dirt, heat, noise, dust, and outdoor weather; as well as indoor and climate-controlled settings.
